No. The build happens in our portal. You do need a CMS seat — Starter, Professional or Enterprise — before you can use the theme yourself, because a free CRM account cannot upload one.

Whoever will build the site and whoever will edit it afterwards. Those are usually different people and they have different questions.

Yes. Send the copy, the logo and a page you want matched beforehand and the build uses those instead of the demo content.

It is a build session that ends with you knowing whether the theme fits. If it does not fit, that is what you will be told on the call.
