Lauren stages most of her listings herself. Five fixes come up in almost every house, and each one costs less than the price cut it prevents.

1. Paint the front door

It is in the first listing photo and the first thing a buyer touches. Black, deep green or navy, and new hardware.

2. Swap the light bulbs

One color temperature through the whole house, 2700K to 3000K. Mixed bulbs make rooms look tired in photos.

3. Clear the kitchen counters

Buyers judge the whole house by the kitchen. Leave one plant and one bowl, and put everything else away.

4. Edge the lawn and mulch the beds

A weekend and $200 changes the curb photo more than anything else on this list.

5. Take down half the photos

Buyers need to picture their own family in the house. Leave a few, and store the rest until moving day.
