Homes priced right still sell in under two weeks. The ones that sit were usually priced off the wrong comparable sales. ## The three comps we use - **The same street, last 90 days.** Nothing beats a sale buyers can walk past. - **The same school zone, same size.** Within 15% of your square footage. - **The pending sales.** They show where prices are going, not where they were. ## The one we ignore The record sale from two springs ago. Every street has one, and every seller remembers it. Pricing from it costs you the first two weeks on market, which is when most of the buyers see your home. ## Price for the search filters Buyers search in round numbers. A home at $815,000 misses everyone searching up to $800,000. Pricing at $799,000 can bring more showings and a better final price.
